Step 1: Find a Realtor®

Step 2: Get Pre-approved for a Mortgage
Once you’ve chosen a Realtor®, the next step in buying a home is getting preapproved by a mortgage lender. We can’t submit an offer without it—and it’s the best way to know exactly what you can afford, your likely monthly payments, interest rate, and taxes.
A strong lender is essential for a smooth transaction. The wrong one can cause delays, higher rates, or even cost you your dream home. That’s why I work only with the best.

Step 3: Fill out the Ideal Home Wish List
Your must-haves, deal-breakers, neighborhoods, school needs, lifestyle—this guides everything we do.
Step 4: Let’s Find You a Home – Together
Expect curated listings, strategy, and proactive communication as we hunt for the best options.
Step 5: Time for Showings
Tips for productive and easy showing day : 1. Wear Comfortable shoes, 2.Bring a bottle of water and a snack, 3. Avoid bringing pets and kids to showings if possible. Remember it is common for home owners to have cameras in their homes. Let's have discussions outside of the houses .
We’ll tour together, and I’ll point out layout, condition, resale considerations, and hidden costs you might miss. You are also welcome to attend Open houses on your own ,if you like anything , we will visit again together.
Step 6: Pick a House & Review Disclosures
We’ll review seller disclosures, inspections, and reports so you can make an informed decision.
Step 7: Make an Offer
What I need from you : Pre-approval,Proof of Downpayment Funds, Correct Spelling of your legal names . I’ll structure and negotiate a winning offer aligned with your goals and market conditions.
Step 8: Accepted Contract – What’s Next?
Once your offer is accepted, I’ll manage timelines, vendor coordination, and next steps to keep everything on track.
Step 9: Wire Earnest Money Deposit
you will need to wire 3% of the purchase price into escrow. This secures your purchase. Escrow officer will provide you the wiring instructions and share fraud-prevention best practices. Expect an email and a phone call from them. be ready to complete the wire in the morning.
Step 10: Understanding the Appraisal
We’ll discuss outcomes (at, above, or below value) and your options in each scenario.
Step 11: Preserve Financial Stability
Avoid new credit lines, big purchases, or job changes until we close—your lender will thank you.
Step 12: Home Inspection
Bay area sellers often expect clean non-contingent offer, for that reason they will order the main inspections upfront . If your offer has an home condition /inspection contingency I’ll help schedule top inspectors and attend with you to review major systems and safety issues.
Step 13: Read the Inspection Report
I will help you review and understand the inspection reports. If your contract if contingent upon property inspection , you can decide to proceed, renegotiate the price, request repairs/credits based on findings or terminate the agreement.
Step 14: Review HOA Documents
If applicable, we’ll confirm the rules, fees, reserves, and any special assessments fit your plans.
Step 15: Remove Contingencies
A key milestone that moves us toward closing once your conditions are satisfied.
Step 16: Set Up Homeowner’s Insurance
Your job is to start shopping for home insurance as soon as offer is accepted. You should compare quotes, and ensure the policy meets lender requirements. If you need insurance agent recommendations, just ask me.
Step 17: Understand Home Warranty
In majority of cases I will include the 1 year home warranty in the contract for seller to pay. This gives peace of mind to both you as a new home owner and the seller. It covers basic small repairs like kitchen sink disposal, or appiances repairs.
Step 18: Give Notice to Your Landlord
This is your responsibility to give notice to your landlord about your upcoming move.
Step 19: Get Your Down Payment Ready
Your lender and escrow officer will confirm the final amount and timing; you’ll use secure wiring only—no checks.
Step 20: Hire Movers & Start Packing

If you prefer to manage it yourself:

Gas & Electric: Contact PG&E in the Bay Area.

TV & Internet: Schedule early; check with your HOA if services are included.

Water & Trash: For single-family homes, arrange transfer to your name.
Taking care of this early ensures a smooth move.
Step 22: What is “Clear to Close”?
It means the lender has signed off on your file. We’ll review final numbers and confirm your signing time.
Step 23: Final Walkthrough
We’ll confirm agreed condition, completed repairs, and that the home is ready for you. About 3-5 days before the closing date.
Step 24: Wire Your Down Payment
Couple days before closing you will wire the downpayment money. Final secure transfer prior to closing—triple-check instructions directly with escrow.
Step 25: Closing Day
Sign, fund, record. I’ll coordinate all parties so it’s smooth and on schedule.
Step 26: Wrapping Things Up
We’ll handle keys, codes, warranties, and any last details so you feel settled.
