Basic Documents
- Completed online application (with SSN to pull credit)
- Last 2 pay stubs
- Last 2 years’ W-2 forms
- Last 2 months’ bank statements for all accounts being used for down payment, closing costs, or reserves
- Best contact for employment verification
If You Receive Bonuses, Commissions, or Non-Base Pay
- Last 2 years’ end-of-year pay stubs (lender averages bonus/commission over 2 years)
If You’re Self-Employed or Have Non-Wage Income (rental, royalty, partnership, dividends)
- Last 2 years’ federal tax returns with all schedules
- K-1s for all entities shown on tax return
- Year-to-date profit and loss statement (to show income trend is steady or improving)
If You Own 25%+ of a Partnership or Incorporated Business
- Last 2 years’ federal corporate tax returns
If You Own Real Estate
- Current mortgage statement
- Homeowners insurance policy
- HOA statement confirming dues (if applicable)
- Property tax bill
- For rental property: Copy of current lease OR approximate market rent
Additional Documents (If Applicable)
Divorce: Marital Settlement Agreement & Final Divorce Decree
Bankruptcy (last 7 years): Bankruptcy discharge paperwork;
If Chapter 13: Payment history + letter from court confirming on-time payments
Student Loans: Statement showing loan terms (if in deferral)
