However, if an inspection isn’t provided, you, as the buyer, will need to arrange and pay for one, especially if your offer is contingent on the property’s condition. As part of our concierge service, we can recommend inspectors and assist with scheduling them, but you can also find and hire any inspector you choose. Attending the home inspection is crucial to fully understand the property's state. While you’ll receive a report, being present allows you to see any issues firsthand and ask the inspector questions. Minor issues noted in the report could be more serious in person.
Here are some tips for your home inspection:
- Plan to attend the full inspection: 2 hours for condos and 3 hours for single-family or multi-unit homes.
- Wear comfortable, durable clothing and shoes.
- Understand the limitations: The inspector can only assess visible issues; a clean report doesn’t guarantee no future problems.
- Ask questions: Clarify anything you don’t understand to assess the severity of any issues.
- Bring a tape measure: Consider inviting family or friends for their input.
- Arrange for contractors if you’re planning renovations so they can provide estimates during the inspection.
- Be prepared to pay at the inspection’s end, as most inspectors require payment on-site.
- Review the inspection report: Once received (usually within 2 days), email it to me so we can discuss any concerns or potential requests for repairs or credits.
