This is the FUN part! We’ve found some properties that you’re interested in seeing. I’ll schedule the showings, and we'll head out soon to explore them together! Generally, the day before our scheduled showings, I will email you the addresses and meeting times. I use Google Calendar to share all the details. When we meet, I will provide you with printed copies of the MLS property descriptions for each listing.
Before we go, here are a few important things to know:
- Decision Makers: All decision-makers must be present during all showings. If one of you can't make it, let me know as soon as possible and we will reschedule.
- Pre-Approval Requirement: Most sellers require you to be pre-approved before viewing their home.
- Showings Limit: I usually do not recommend seeing more than 5-6 homes in one day as it might get confusing and overwhelming. We should concentrate on houses that meet your criteria the most.
- Showing Notice: If the home is occupied, sellers often require 24 hours notice prior to showings and may have restrictions like no showings after 6 PM or on Sundays. Vacant homes are usually easier to show on short notice.
- Daylight Showings: It's always recommended to see the home during the day, especially if the natural brightness of the house is important to you. If evening is the only option for you, we can always come back again during the day if you really like the house.
- Focus on the Property: Concentrate on the property itself, not the furnishings or decor, as those are not part of the sale most of the time.
- No Touching: Avoid touching furniture or personal items to prevent any accidental damage.
- Children’s Behavior: If you bring children to the showings, remind them not to play with toys or items they see in the house. Avoid bringing food inside the listings.
- Home Inspection: Most sellers in the Bay Area provide home inspection reports up front. If you like the house, I will share the disclosure package with you and help you review those reports. If no inspections were done, we will order them after we are in contract. During a typical showing, we should not be in crawl spaces, attics, etc.
- Surveillance Awareness: Some sellers may have cameras in and outside of the house, so be mindful of what you say and do. Avoid discussing how much you can afford or the kind of offer you want to make while inside the house.
- Seller Interaction: If sellers are home, be cautious about sharing too much personal information, as it could affect negotiations later.
Your Comfort During Showings:
- Restroom Use: Don’t assume we’ll be able to use the restroom, so plan accordingly.
- Drinks and Snacks: Bring drinks and snacks, as looking at multiple homes can be tiring. Avoid eating inside the house.
- Comfortable Shoes: Wear slip-on shoes as we may need to remove them in some homes.
