If your offer included contingencies, you need to complete the required steps within the time frame specified in the contract. Time is very important when it comes to legally binding agreements, and you must stick to the dates outlined in the contract. The contingency will not be automatically removed once the agreed-upon period expires. If you need additional time for investigations, such as further research of property condition or additional documents for loan approval, you can request a reasonable extension of the contingency period from the seller.
Once you have completed all necessary inspections and investigations and are satisfied with the terms, you can proceed with removing the contingencies. This indicates that you are confident about moving forward with the purchase of the home.
We will send you a contingency removal form via DocuSign to officially remove the contingencies. This form will formalize your decision to proceed with the purchase and confirm that you are waiving the right to back out based on the contingencies originally included in the contract.
Please read this article if you are considering writing or have already submitted a non-contingent offer.
